TUMAAS ang home prices sa second quarter ng 2020 sa likod ng paglaki ng demand at ng pagsipa ng construction costs sa gitna ng lockdown dulot ng COVID-19 pandemic, ayon sa Bangko Sentral ng Pilipinas (BSP).
Sa datos ng BSP, ang residential real estate prices ng iba’t ibang uri ng bagong housing units sa bansa ay tumaas ng 27.1% porsiyento year-on-year sa Q2 ng 2020, base sa Residential Real Estate Price Index (RREPI).
“This is the highest y-o-y growth rate recorded since the start of the series in first quarter 2016,” pahayag ng central bank.
Nagtala ang RREPI ng 149.4 index points sa second quarter ng 2020 mula sa index na 134.9 sa first quarter at 117.5 in-dex sa second quarter ng 2019.
“The increase in the index may be attributed to the higher percentage of loans granted for houses with prices above P100,000 per square meter, which comprised almost half of total loans (at 49.5% in second quarter 2020 from 24.5% in Q2 2019),” ayon pa sa BSP.
“Banks cited the following reasons for the uptick in real estate prices in Q2 2020: higher demand for high-end projects, which drove the average price per square meter (sq.m) upwards; and rising prices of construction materials, labor costs and other indirect costs, e.g., higher marketing costs of appraised premium properties,” sabi pa ng central bank.
Ang pinakamalaking contributor sa pagtaas ng housing prices ay loans para sa pagbili ng condominium units, partikular sa Metro Manila.
Ang condominium ang nagtala ng pinakamabilis na pagtaas sa 30.1% sa April- June period, habang ang presyo ng single detached/attached houses ay umakyat ng 24.1%.
Ang presyo ng townhomes at duplexes ay tunaas din ng 10.8% at 0.8%, ayon sa pagkakasunod sa second quarter.
“In Metro Manila, prices of residential homes rose 34.9% with the fastest growth seen in single detached/attached houses (70%), followed by condominium units (36.4%), and town houses (5%),” ayon sa BSP.
“By area, residential property prices in both the National Capital Region (NCR) and in areas outside NCR (AONCR) register growth year-on-year.”
