TUMAAS ang Philippine housing prices ng 3.1% sa first quarter ng taon, ayon sa Bangko Sentral ng Pilipinas (BSP).
Sa datos ng central bank, ang Residential Real Estate Price Index (RREPI) ay sumirit sa 119.9 mula sa 116.3 sa kaparehong panahon noong nakaraang taon.
Kumpara sa naunang quarter, ang RREPI ay tumaas ng 1.6%.
“RREPI measures the average change in the prices of various types of housing units comprised of single detached houses, duplexes, townhouses, and condominium units, based on data from housing loans granted by universal, commercial, and thrift banks,” paliwanag ng BSP.
Ang presyo ng condominium units at townhouses ay tumaas ng 10.9% at 9.6%, ayon sa pagkakasunod, habang ang presyo ng single detached housing units ay bumaba ng 1.7%.
Bumagsak din ang presyo ng duplex units — na bumubuo lamang sa 0.5% ng kabuuang bagong housing units na iniulat – ng 8%.
“By area, average residential property prices increased in both NCR (National Capital Region) and AONCR (Areas Outside NCR) by 8.7% and 0.4%, respectively.”
“In NCR, the rise in the average residential property prices was largely due to the increase in the prices of condominium units. In AONCR, all types of housing units registered price increases, except for single detached houses, which recorded a decline,” sabi pa ng BSP.
Sa nasabing quarter, may 74% ng residential real estate loans (RRELs) ay gagamitin sa pagbili ng bagong housing units.
Sa klase ng housing unit, 46.2% ng residential property loans ay para sa pagbili ng single detached units, 44.5% sa condominium units at 8.6% sa townhouses.
Karamihan sa RRELs na ipinagkaloob sa NCR ay para sa pagbili ng condominium units, habang ang RRELs sa AONCR ay para sa single detached houses.
“By region, NCR accounted for 42.5% of the total number of RRELs granted during the quarter, followed by AONCR-CALABARZON (28.5%), Central Luzon (9.1%), Central Visayas (6.5%), Western Visayas (4.4%), Davao Region (2.6%) and Northern Mindanao (2%),” ayon pa sa central bank.
“Together, NCR and these six other regions accounted for 95.6 percent of total housing loans granted by banks,” dagdag pa nito.
Sa ilalim ng BSP Circular No. 892 na may petsang November 16, 2015, inaatasan ng BSP ang lahat ng universal/ commercial banks at thrift banks sa Filipinas na magsumite ng quarterly report sa lahat ng RRELs na ipinagkaloob para sa pagkuha ng RREPI.
Ang lahat ng sakop na bangko na kinabibilangan ng 46 universal/commercial banks at 53 thrift banks ay nagsumite ng first quarter reports sa BSP.
“The RREPI, which is estimated every quarter and based on housing loans granted by banks, is a first in the Philippines. It provides a valuable tool in assessing the real estate and credit market conditions in the country,” dagdag ng BSP.
